In the heart of an established senior living community, BLDD Architects transformed a challenging site into a state-of-the-art aquatic facility that complements the existing architecture. This 3,900-square-foot addition, enhanced by 1,470 square feet of strategic renovations, demonstrates how thoughtful design can maximize limited space while delivering premium amenities.
How can we design a full-featured aquatic facility within extremely limited space while meeting strict municipal requirements, maintaining architectural cohesion with an existing senior living campus, and ensuring complete accessibility - all without compromising the quality of the resident experience?
The design team achieved this balance through careful right-sizing of the pool facility, incorporating essential features like a fully accessible pool ramp and resident locker rooms without compromising on spatial efficiency. The result is a compact yet robust design that proves limitations can inspire innovation rather than hinder it.
- 5,000 s.f. swimming pool addition and renovation
- Spacious locker rooms
- Decorative ceramic tile throughout
- Cutting-edge pool equipment
- Zero-entry feature carefully designed for all ages and abilities
Through collaboration with an expert team of consultants, including KEDbluestone (MEPFP), Mohr & Kerr Engineering (civil), Water Technology Inc. (pool design), and BASE Engineering (structural), we developed solutions that addressed every technical aspect of the project. This partnership ensured that each component, from mechanical systems to pool specifications, was optimized for both performance and user experience.
This addition represents more than just a new amenity—it's a strategic investment in Proctor Place's future. The pool facility elevates the community's market position, offering current and prospective residents a premium aquatic experience. By incorporating high-end features and thoughtful design elements, the facility helps drive census growth while enhancing the daily lives of residents.
"Although we are a couple of months from completion, I am confident the project will be a success. PJ Hoerr and BLDD work as a team to ensure that we stay on track and on budget. The communication in our standard meetings is professional and efficient. I have complete confidence in their attention to detail and follow up on any issues that may arise. Chris Lee has done an incredible job selecting the finishes for the addition. Doug Draeger is onsite checking progress of activities. The relationship and commitment to making sure the pool is built to the agreed upon specification has been top notch. It is evident that Chris and Doug care about the end result!"

Monarch Landing, a senior living development located in Naperville, Illinois contacted BLDD to renovate their existing formal dining space into a modern restaurant experience. The main design goal was to create a more intimate dining experience while remaining flexible and open for larger events. Addressing acoustics, lighting, and traffic flow were also high priorities along with new interior finishes.
The Three Crowns Park dining room project, completed in 2024, transformed a formal dining room and bistro into a vibrant space. The design team faced a unique challenge: how to create an exciting, contemporary atmosphere while maintaining excellent acoustics—particularly tricky after removing sound-absorbing elements like carpeting and tablecloths.
The project consists of interior remodeling of common spaces including dining, serving, activity, office, support, corridor and living spaces. The project also includes the relocation of the main entrance which includes a new vestibule addition.
