This Class A commercial, six-story development will act as a gateway to downtown from the east as well as complement the increasingly dense and vibrant downtown district of Davenport, Iowa. Standing at over 100', the building will be one of the tallest in the downtown district. Its sleek, contemporary glass and metal image will make it the premier anchor point signaling the beginning of downtown Davenport from the east. At night, the building's floor-to-ceiling glass will allow artificial light from inside to glow outside, turning the building into an exciting new beacon on the Davenport skyline.

​Building amenities will include a ground floor with incorporated drive-through canopies for ground floor tenants as well as a front entry canopy that will provide shelter for the drop-off of car passengers. The ground floor retail podium will feature a vegetated green roof which will give office occupants a pleasant view across the roof and toward the river. The top floor of the building will feature an outdoor lounge at the southwest corner of the building.

On the south, a new on-site bike trail will connect to the Arsenal Bridge and its existing path over East River Drive and to the existing Riverfront Bike Trail. Bike racks near the main entry to the building will allow bike commuters to access the building easily. The eastern point of the site will feature a fountain, hardscaped seating areas, sculptural stone walls with welcome lettering, decorative lighting, and ornamental landscaping to welcome drivers.
